Can Telos Capital provide an offer in advance of the auction?
Yes, we can provide you with an offer in principle when the auction lots become available. Our offer will confirm our maximum loan available to you. Please note our offer in principle is subject to contract, legal due diligence and valuations.
Can Telos Capital complete within timescales required by auction?
Yes. We specialise in auction finance and can complete within and often earlier than the 28 days stipulated by the auction.
How much will the legal fees and valuation fees be?
We can provide you with an estimate of legal fees and valuation together with out offer in principle.
Will the property value at the same as the winning bid?
Not necessarily. We will instruct an independent valuer to value the property on a vacant possession, bricks and mortar and open market basis. Property’s typically value close to the winning bid.
Do you lend on investment/tenanted properties?
Yes, we lend against tenanted properties, but we value on a vacant possession, bricks and mortar and open market basis which may differ from other valuation methods such as on an investment basis.
Do you accept search indemnity insurance on auction purchases?
Yes, we accept search indemnity insurance. That said, searches are often form part of the auction pack.
What types of property do you lend against?
We lend against all types of property, including residential, commercial, mixed-use, and land (both with and without planning permission). Provided you have a viable plan and exit strategy, we can usually make an offer.
Should I apply for a loan before or after the auction?
We recommend applying for a loan prior to the auction. We will make you an offer in principle which will outline our terms. This includes the loan amount, loan term, interest rate, the security property, if we are lending to a company, we will require personal guarantees and a debenture over the borrowing company and our legal and valuation fees.
